How to Rent an Apartment in Switzerland as an International Student
Moving to Switzerland for your studies is an exciting step, but understanding how the rental process works can be challenging for international students. Switzerland has a structured and often competitive housing market, and many newcomers are unfamiliar with the procedures required to secure an apartment. Rental applications typically require several documents, such as proof of identity, confirmation of university enrolment, and sometimes a guarantor or financial guarantee. In addition, most landlords request a rental deposit and may expect tenants to already have a Swiss bank account or local contact.
For students moving to Lausanne to study at institutions such as EPFL or UNIL, preparation is particularly important. Demand for housing is high at the start of each semester, and well-located properties are often secured quickly. Understanding the application process, required documents, and typical rental conditions can significantly improve your chances of finding accommodation successfully.
This guide explains how renting in Switzerland works for international students, what landlords typically require, and how you can prepare your application before arriving in the country.

Application Documents and Deposit Rules
To reserve a room or studio with us, the same simple requirements apply to both Swiss and international students. We aim to keep the process straightforward and transparent.
To confirm your reservation, we ask for the following:
– Admission letter from your university or educational institution
– Copy of your passport or ID
– Your full postal address
In addition, the reservation is confirmed once the deposit and first month’s rent have been received. The deposit is equal to one month’s rent and is returned at the end of the tenancy according to the terms of the rental agreement. By keeping the requirements simple, we make it easier for students arriving in Lausanne to secure accommodation before the start of their studies.

No Swiss guarantor?
What are your options?
One of the biggest challenges international students face when renting in Switzerland is the requirement for a Swiss-based guarantor. Many private landlords request a local guarantor who is financially established in Switzerland and legally responsible for the rental contract. For students arriving from abroad, this can be difficult — especially if you do not yet have local contacts, a Swiss bank account, or established financial history in the country.
This requirement often leads to delays or rejected applications, particularly in competitive areas near EPFL and UNIL where demand for housing is high.
The good news is that our student accommodation in Lausanne does not require a Swiss guarantor. We structure our rental process specifically for international students, removing this common barrier and simplifying the application process.
Additionally, if you have found a private flat elsewhere in Switzerland and require a Swiss guarantor to secure it, we also offer a guarantor service for eligible students. This provides flexibility and support beyond our own properties, helping you secure accommodation with confidence. By eliminating unnecessary obstacles, we make your move to Lausanne more straightforward and stress-free.
